The short answer is every 12–18 months for most homes in the Triad. But the real answer depends on five things that have nothing to do with how dirty your house looks.
The Honest Recommendation
For a typical home in Eden, NC, Reidsville, or surrounding areas, we recommend a soft wash every 12 to 18 months. Some homes need it yearly. A few homes can stretch to two years. The variation is real, and it comes down to local conditions.
The Five Factors That Actually Matter
1. Tree cover
Homes with mature oak, pine, or sweetgum within 30 feet of the house get dirty fast. Trees drop pollen, sap, and the spores that turn into mildew. North-facing walls under trees are the worst offenders.
2. Sun exposure
North and east-facing walls stay damp longer because they get less direct sun. Damp = mold and algae thrive. Homes that face north on the long side often need washing 2–4 months sooner than south-facing homes.
3. Humidity and rainfall
The North Carolina Piedmont averages 45+ inches of rain per year and stays above 70% humidity for much of summer. That's mold weather. Compare that to Arizona where the same vinyl siding might go 5 years between cleanings.
4. House color
White, cream, and light gray show mildew within 6 months of it forming. Dark navy, charcoal, and red brick hide it for a year or more — but it's still there, still spreading, still degrading your siding's surface.
5. Surrounding landscape
Sprinkler systems that hit the house, dense shrubs against siding, and standing water near the foundation all speed up the timeline.
What Happens If You Wait Too Long
Mildew and algae aren't just cosmetic. They're living organisms that eat into the surface they grow on. On vinyl siding, this means:
- The surface becomes porous and harder to clean
- The clean doesn't last as long the next time
- Severe cases require chemical stripping that costs 2–3x a normal soft wash
- In the worst cases, the vinyl needs replacement
On roofs, the algae that causes black streaks (gloeocapsa magma) literally eats the limestone in your shingles. Left untreated for 5+ years, it can take years off your roof's lifespan.
Seasonal Timing
The ideal months to soft wash in our area are:
- Late March through May — washes off winter grime and the heavy spring pollen before mildew gets a foothold
- September through October — clears summer growth before fall sets in and prepares the house for winter
