What Actually Drives the Price
1. Square footage of the surface, not the house
A 2,500 sq ft single-story ranch and a 2,500 sq ft two-story colonial are very different jobs. The two-story has more vertical siding surface to clean, requires extension equipment, and takes more time.
2. Access
Fences, landscaping, multiple gates, gated communities with strict hours, or houses on steep lots add real time. So do houses without an outdoor water spigot in a reasonable location.
3. Surface condition
A house that hasn't been cleaned in 8 years isn't twice as hard as one that's been cleaned every 18 months — it can be 4x as hard. Heavy oxidation, embedded algae, and red clay staining from rain splash all add to the time.
4. Materials and equipment
Professional soft wash chemistry costs $40–$80 per house in materials alone. The pumps, hoses, and tips wear out fast in this work. A reputable operator builds replacement into the price.
5. Insurance and licensing
Properly insured operators with general liability and workers comp pay $3,000–$8,000/year for that coverage. Unlicensed handyman operators don't — and you'll find out the hard way if something goes wrong.
What a Fair Quote Looks Like
A legitimate pressure washing quote should:
- Be free and given before any work starts
- List exactly which services are included
- Specify the method (soft wash vs. pressure wash) per surface
- Include taxes and travel
- Be valid for at least 30 days
- Come from an insured, licensed business
Where to Look for Discounts
- Bundle services — house + driveway + gutters together is almost always the best deal
